Remodeling in Apopka

Apopka is really two housing stories. The older one runs through downtown and the established neighborhoods around Main Street and Errol Estate, where homes date from the 1950s through the 1980s and the town's identity as the Indoor Foliage Capital of the World still shows in the nurseries and greenhouses nearby. The newer one is the wave of subdivisions built in the last 20 years north and west of town, along SR 429, Kelly Park Road and Ponkan Road, many of them sold with builder-grade finishes.

Those two groups need different remodels. In the older homes, owners are dealing with closed kitchens, small baths and original plumbing under the slab. In the new builds, the structure is fine but the finishes are basic: carpet in the living areas, entry-level cabinets, laminate or base granite counters and fiberglass tubs. Many new Apopka owners call us within a few years of moving in to replace the builder package with flooring, cabinets and showers they actually chose.

Permitting splits the same way geographically. Apopka city limits cover downtown and much of the newer growth, but Wekiwa Springs, Zellwood, Plymouth and Clarcona are unincorporated Orange County, so the permit goes to a different office depending on the parcel. A rural Zellwood home on a large lot and a two-year-old house in a gated community off Kelly Park Road can sit a few miles apart and still follow different paperwork, so we confirm the jurisdiction from the property record before we finalize a design or quote a schedule.

Homes in Apopka and what they need

Apopka's older neighborhoods are mostly single-story concrete block homes on slab from the 1950s through the 1980s, including the golf course homes around Errol Estate, with some older wood-frame houses near downtown. Since the 2000s, and especially since the Wekiva Parkway opened up the north and west sides, large subdivisions of block-and-frame production homes have been built, often two-story, with builder-grade cabinetry, carpet and fiberglass tubs. Typical needs: opening and updating older kitchens, replacing cast iron drains in older homes, and upgrading flooring, cabinets and baths in newer builder homes.

Who issues building permits in Apopka?

The City of Apopka Building Safety division, part of Community Development, issues building permits for properties inside Apopka city limits through the city's online permitting portal. Unincorporated areas around Apopka, including many Apopka mailing addresses and the communities of Wekiwa Springs, Zellwood, Plymouth and Clarcona, are permitted by the Orange County Division of Building Safety through Fast Track. The Orange County Property Appraiser record shows which jurisdiction a parcel is in.

Apopka's Building Safety division enforces the Florida Building Code and its fire, electrical, gas, plumbing and mechanical provisions, and the city requires a permit for remodeling work that falls under those codes. Applications, fees and inspection requests go through the city's online portal. For kitchen or bath work that moves plumbing, adds circuits or changes walls, we file building and trade permits under our general and plumbing contractor licenses. Flooring alone often needs no permit; the building department makes that call.

HOA and architectural review

Newer Apopka subdivisions almost always have HOAs, often with architectural review for exterior changes and rules on work hours and dumpsters; some have community development district fees as well. Older neighborhoods near downtown often have no HOA. Errol Estate has its own community rules, which we check before scheduling.

What we plan around in Apopka

  • Wekiwa Springs, Zellwood, Plymouth and Clarcona are unincorporated Orange County, so permits there go through the county, not the City of Apopka.
  • Newer builder homes often have sound structure but entry-level finishes, so many projects are upgrades to flooring, cabinets and showers rather than layout changes.
  • Older homes near downtown and Errol Estate may still have original cast iron drains under the slab, best scoped before new tile goes down.
  • Two-story production homes put baths over living space, so we take extra care with shower waterproofing and testing.

"I highly recommend. They are very honest and trustworthy processionals. We were able to leave our home with no worries of things being done correctly. They always sent us updates on the progress all the way until the job was complete. The price was affordable and they did not try to add upgrades along the way. We would hire them again in the future if we need more work done on our home."

FAQ

Remodeling in Apopka: questions

Do not see your question? Call us or send the estimate form and we will answer it on the phone.

Who issues building permits for my Apopka home?

If your property is inside Apopka city limits, the City of Apopka Building Safety division issues the permit through its online portal. If it is in unincorporated Orange County, such as Wekiwa Springs, Zellwood, Plymouth or Clarcona, the Orange County Division of Building Safety issues it through Fast Track. We check the property appraiser record and file with the right office.

Is it worth upgrading the builder finishes in a new Apopka home?

For many owners, yes, because the structure, roof and systems are new and the upgrade money goes straight into the finishes you see and use. The most common Apopka upgrades are replacing carpet with porcelain tile or waterproof plank, swapping builder cabinets and counters, and turning a fiberglass tub into a tiled shower. We design these so they do not affect any builder warranty items you still have.

Can you remodel an older home near downtown Apopka with original plumbing?

Yes. Older Apopka homes often have cast iron drains and galvanized supply lines that are decades old. During a kitchen or bathroom remodel we camera-inspect the drain where needed and replace damaged sections while the floor is open. As licensed plumbing contractors, we permit and perform that work ourselves rather than subcontracting it.
