Remodeling Contractor in Dr. Phillips, FL
Dr. Phillips is our closest neighborhood: our showroom is a short drive from Bay Hill, Sand Lake Hills and the homes around Big Sand Lake, and Orange County handles the permits here.

Remodeling in Dr. Phillips
Dr. Phillips is the area we know best simply because we are next door. Our Kingspointe Parkway showroom is a few minutes from Sand Lake Road, so homeowners in Bay Hill, Sand Lake Hills or Vizcaya can stop in on a weekday to open cabinet drawers, compare tile and look at vanities with LED mirrors before deciding anything. Short drives also make the design and material selection steps easier to fit into a work week.
Most homes here were built as custom or semi-custom houses from the 1980s into the 2000s, many on lakes like Big Sand Lake and Little Sand Lake or on golf courses. They are solid houses with dated interiors: closed kitchens with tile counters, cherry or oak cabinets, sunken areas and large primary baths with corner tubs. Owners usually remodel to modernize and open up those layouts rather than to add space.
Dr. Phillips is not a city. It is unincorporated Orange County, so building permits come from the Orange County Division of Building Safety, not from the City of Orlando, even though many addresses here say Orlando. Some nearby parcels toward MetroWest and Universal are inside city limits, so we verify each address before applying. That check takes minutes, and it decides whose portal, plan reviewers and inspectors the project works with from start to finish.
Homes in Dr. Phillips and what they need
Dr. Phillips housing is mostly 1980s, 1990s and early 2000s custom and semi-custom homes in concrete block with stucco on slab, many with tile roofs, high ceilings and large lots on lakes or golf courses, plus townhome and condo communities near Sand Lake Road. Interiors from that era often have closed or segmented kitchens, soffits over cabinets, step-down living rooms, corner whirlpool tubs and small-format tile. Typical remodels are kitchens opened to the family room, primary bath conversions to large walk-in showers and whole-house flooring that removes level changes.
Who issues building permits in Dr. Phillips?
Dr. Phillips is unincorporated Orange County, so residential building permits are issued by the Orange County Division of Building Safety. A few nearby parcels with Orlando addresses are inside City of Orlando limits and use the city's Permitting Services; the Orange County Property Appraiser record confirms which applies.
Orange County takes new permit applications and inspection requests online through its own portal rather than at a counter. A kitchen or bath remodel that relocates plumbing, adds circuits, removes walls or changes windows generally needs a permit. Like-for-like cosmetic work often does not, but the county makes that determination. For lakefront homes, work at the shoreline such as docks or seawalls involves separate environmental review. We pull permits under our general contractor license, perform plumbing under our own plumbing license and meet the county inspectors on site.
HOA and architectural review
Bay Hill, Vizcaya and many Dr. Phillips neighborhoods have homeowner associations, some with guard gates. Architectural review typically covers windows, doors, roofing and exterior color, and gated communities control contractor access. Interior remodels usually need only access coordination.
What we plan around in Dr. Phillips
- Many Dr. Phillips homes have an Orlando mailing address but are unincorporated Orange County, so the county, not the city, issues the permit.
- Step-down rooms and soffits from the 1980s and 1990s are common, and removing them affects flooring, ceilings and lighting plans together.
- Large primary baths with corner tubs are prime candidates for walk-in shower conversions, which on a slab means relocating the drain.
- Lake and golf course homes often have big sliding doors and windows where HOA rules and product approvals come into play.
- Being minutes from the showroom makes it easy to visit more than once while choosing cabinets, tile and fixtures.

★★★★★
"I highly recommend. They are very honest and trustworthy processionals. We were able to leave our home with no worries of things being done correctly. They always sent us updates on the progress all the way until the job was complete. The price was affordable and they did not try to add upgrades along the way. We would hire them again in the future if we need more work done on our home."

FAQ
Remodeling in Dr. Phillips: questions
Do not see your question? Call us or send the estimate form and we will answer it on the phone.
Does the City of Orlando or Orange County issue permits in Dr. Phillips?
Orange County, for nearly all Dr. Phillips homes. The area is unincorporated, even though many mailing addresses say Orlando, so permits go through the Orange County Division of Building Safety. A few parcels nearby are inside City of Orlando limits. We check the parcel record before applying so the application goes to the right office.
Can you remove a step-down living room or soffits in a Dr. Phillips home?
Usually, yes. Filling a sunken living area means building up the slab level so the floor runs continuously, and removing kitchen soffits means rerouting any ductwork, wiring or plumbing inside them. We open an inspection point when needed during the in-home visit so the estimate reflects what the soffit actually contains.
Can I visit your showroom before the in-home consultation?
Yes. The showroom on Kingspointe Parkway is open Monday to Friday, 9 AM to 5 PM, and is only a few minutes from most of Dr. Phillips. Many homeowners stop in first to see frameless cabinets, vanities and tile, then schedule the in-home measurement. Call ahead so our designer is available.
