Remodeling in Oviedo

Oviedo went from a small farming town known for celery and citrus to one of Seminole County's busiest family suburbs in about a generation. Most homes were built from the mid 1980s onward, as subdivisions like Alafaya Woods, Twin Rivers, Kingsbridge and later Live Oak Reserve filled in around the old downtown. Today the city sits between the University of Central Florida and the rest of Seminole County, and many houses have raised one family and are now being updated for the next stage.

That shows in what Oviedo owners ask for. Kitchens from the late 1980s and 1990s need more storage and a layout that works for a family that cooks at home. Kids' baths that have survived years of heavy use need new tile, fixtures and real waterproofing. And many homes still have the original carpet and small builder tile mix, which owners want to replace with one durable floor that stands up to children, pets and Florida humidity.

Oviedo also has a rural edge. Out toward Black Hammock and Lake Jesup, homes sit on larger lots, some on well and septic, mostly outside city limits. A bathroom addition there raises septic and permitting questions that a subdivision home in town never faces, so we sort out which rules apply before we design. Closer to town, the questions are different: HOA rules in the larger subdivisions, newer townhomes near Oviedo on the Park with association requirements, and a handful of older homes near the historic downtown that need more investigation behind the walls than a 1990s house.

Homes in Oviedo and what they need

Most Oviedo homes are concrete block on slab, built from the mid 1980s through the 2000s in planned subdivisions, with a wave of newer homes and townhomes since then around Oviedo on the Park and along the SR 426 and SR 434 corridors. A few older wood-frame and block homes remain near the historic downtown, and the Black Hammock area has rural houses and manufactured homes on acreage. Typical remodel needs: replacing original kitchens with oak or laminate cabinets, redoing worn kids' and hall baths, converting garden tubs, and replacing mixed carpet and tile with continuous flooring.

Who issues building permits in Oviedo?

The City of Oviedo Building Services Division issues building permits for properties inside Oviedo city limits through the city's online portal. Rural areas such as Black Hammock, and some other addresses with an Oviedo mailing address, are in unincorporated Seminole County and are permitted by the Seminole County Building Division. The tax district on the Seminole County Property Appraiser record shows which applies.

Oviedo's Building Services Division reviews plans for code compliance and performs inspections, and its portal handles applications, contractor information, fees, permit status and inspection scheduling. Applications that require signed and sealed drawings are submitted electronically. For remodels that move plumbing, add circuits or change walls, we file building and trade permits under our general and plumbing contractor licenses. Homes on septic that add a bathroom or bedroom may also need septic system review before the building permit.

HOA and architectural review

Alafaya Woods, Twin Rivers, Kingsbridge, Live Oak Reserve and most Oviedo subdivisions have HOAs with architectural review for exterior changes, windows, doors and additions. Interior remodels usually do not need approval, but dumpster placement, street parking and work hours often have rules, which we check before starting.

What we plan around in Oviedo

  • Rural parcels toward Black Hammock and Lake Jesup are often unincorporated Seminole County and may be on well and septic, which affects bathroom additions.
  • Many homes from the late 1980s and 1990s are on their original water heaters, shutoffs or supply lines, worth replacing while a kitchen or bath is open.
  • Busy family homes need durable choices: porcelain tile or waterproof plank floors, quartz counters and tile showers with proper waterproofing.
  • HOA architectural review is standard in Oviedo subdivisions for exterior work, and some HOAs restrict dumpster placement on the street.

"I highly recommend. They are very honest and trustworthy processionals. We were able to leave our home with no worries of things being done correctly. They always sent us updates on the progress all the way until the job was complete. The price was affordable and they did not try to add upgrades along the way. We would hire them again in the future if we need more work done on our home."

FAQ

Remodeling in Oviedo: questions

Do not see your question? Call us or send the estimate form and we will answer it on the phone.

Who issues building permits in Oviedo?

The City of Oviedo Building Services Division issues permits for properties inside city limits, through its online portal. If your home is in unincorporated Seminole County, which is common in the Black Hammock area and some edges of town, the Seminole County Building Division issues it instead. We confirm the jurisdiction from the property appraiser record before filing.

Can I add a bathroom to an Oviedo home on septic?

Often yes, but it takes an extra step. Adding a bathroom or bedroom to a home on septic can require review of whether the existing system is sized for the added use, and that review usually comes before the building permit. We look at the system's paperwork and the lot early, so the bathroom design fits what the site can support.

What flooring holds up best in an Oviedo family home?

For most Oviedo families with kids and pets, porcelain tile or a waterproof luxury vinyl plank is the practical choice. Porcelain is the most durable and handles water well; quality vinyl plank is warmer, quieter and easier on the feet. Both work on a concrete slab if we check moisture and flatness first. Solid hardwood is a harder fit on a Florida slab.
