Flooring and Tile in Longwood, FL
Designed in 3D, permitted with the right Seminole County or city office, and built by a licensed Florida general contractor that also holds its own plumbing license.

Flooring projects in Longwood
Flooring is often the project that ties a Longwood remodel together. Many homes here still have a patchwork of carpet, parquet, vinyl and small builder tile from different decades, plus sunken rooms that break the floor into levels. Owners want one continuous floor through the living areas, usually large-format porcelain tile or a waterproof luxury vinyl plank that handles Florida humidity and pets.
What changes for a flooring in Longwood
Before new flooring goes in a Longwood home, we check the slab for moisture, cracks and the leftover adhesive from old parquet or vinyl, which can affect how the new floor bonds. Some older floors may contain materials that need testing before removal. If there is a sunken room, we fill and level it so the floor runs flat. Flooring alone often needs no permit; if it is part of a larger permitted remodel, we coordinate it.
Local details we plan around
- Much of the Longwood mailing area, especially 32779, is unincorporated Seminole County, so the county, not the city, issues those permits.
- Large 1970s and 1980s homes often have sunken rooms and soffits; removing a step-down or soffit changes flooring, ductwork and lighting plans.
- Mature oak canopy means leaves, roots and shade around many homes, so we plan dumpster and delivery placement to protect driveways and trees.
- Homes in the historic district near Church Avenue are older wood-frame construction, so ask city planning staff whether exterior changes need design review before you plan an addition.

Scope
What the work includes
In-home measure and slab check
We measure every room, check the existing floor and the slab for cracks, flatness and moisture, and look at door heights, cabinets and transitions to adjoining rooms.
Old floor removal
Tile, carpet, vinyl or laminate removed with the work area sealed off, floors and furniture protected, and debris hauled away. Baseboards are removed carefully or replaced.
Slab preparation
Grinding high spots, filling low spots with self-leveling underlayment, treating cracks with a crack isolation membrane and moisture testing before wood or vinyl goes down.
Tile installation
Porcelain and ceramic tile, large-format tile, wood-look plank tile and patterns, set with full mortar coverage and leveling systems so edges sit flush and grout lines run straight.
Luxury vinyl plank and engineered wood
Rigid-core vinyl plank and engineered hardwood installed over the right underlayment or moisture barrier, with expansion space hidden under the baseboards and transitions.
Transitions, baseboards and finish
Reducers, thresholds and T-moldings where floors meet, door casings undercut, baseboards or quarter round installed and painted, and a walk-through when the floor is done.

"It is a pleasure to recommend Prime Construction / Kitchens for any of your home remodeling needs. Prime Construction helped me diagnose a problem with a wall in my garage related to a window leak. Prime Construction shared with me how I could address the issue myself and saved me the cost of a dispatch by their team. They were only concerned with helping me resolve my issue. I give my full recommendation to Prime Construction. Thank you"

FAQ
Flooring and Tile in Longwood: questions
Do not see your question? Call us or send the estimate form and we will answer it on the phone.
Is my Longwood home permitted by the city or by Seminole County?
It depends on whether the parcel is inside Longwood city limits. Many homes with a Longwood address, particularly in 32779 around Sweetwater Oaks, Sabal Point and Wekiva Hunt Club, are in unincorporated Seminole County, which means the county Building Division issues the permit. We check the property appraiser tax district at the first visit and file with the right office.
Can you remove a sunken living room during a Longwood remodel?
Usually yes. A sunken room is a lower section of the slab, and it can be filled and leveled to match the rest of the house, so new flooring runs continuously. We check for plumbing, ductwork or drainage in that area first, and the change is typically part of a permitted remodel rather than a separate project.
What is the best flooring for a Florida home?
Porcelain tile is the most durable choice for Central Florida, especially in kitchens, bathrooms, entries and rooms that open to the pool. Rigid-core luxury vinyl plank is a good choice for bedrooms and living areas when you want a warmer, quieter floor. Engineered hardwood works on a slab only after a moisture test. Solid hardwood generally does not belong on a Florida slab.
Is luxury vinyl plank or tile better?
Tile lasts longer, handles water and heat better and stays cool, while luxury vinyl plank is warmer, quieter, softer underfoot and faster to install. Many Orlando homeowners use both: porcelain in wet areas and entries, plank in bedrooms. Rigid-core plank holds up better in Florida temperature swings than flexible vinyl.
Do I need a permit to replace flooring?
Replacing flooring is generally considered cosmetic and does not require a building permit, but your city or county building department makes the final call. Condo owners usually need association approval, and many associations specify a sound underlayment. If flooring is part of a larger remodel with plumbing or electrical changes, it goes on that permit.
