General Contractor in Sanford, FL
Designed in 3D, permitted with the right Seminole County or city office, and built by a licensed Florida general contractor that also holds its own plumbing license.

General contractor projects in Sanford
Sanford homeowners call a general contractor when a project crosses trades: a rear addition on a historic bungalow, converting a garage to living space in a newer subdivision, or a whole-house update that touches plumbing, electrical and layout at once. As a Florida Certified General Contractor we can take on residential work of any size, coordinate every trade under one schedule and carry the permits from application through final inspection.
What changes for a general contractor in Sanford
In Sanford, general contracting usually means coordinating two reviews: the City of Sanford building permit and, for exterior work in the historic districts, a Certificate of Appropriateness. Additions on older homes also raise structural questions, such as tying new slab or footings to an existing raised floor. For addresses in unincorporated Seminole County with a Sanford mailing address, the county building division handles the permit and we file there instead.
Local details we plan around
- Raised wood floors in historic homes: plumbing moves are easier than on a slab, but we check subfloor, joists and old drain lines before setting tile or heavy stone.
- Exterior changes inside the Residential, Downtown Commercial or Sanford Avenue historic districts need a Certificate of Appropriateness from the city before work starts.
- City limits versus unincorporated Seminole County decides which building department reviews the job, and a Sanford mailing address does not settle it.
- Older homes may still have galvanized supply lines, cast iron drains or ungrounded circuits, and a permitted kitchen or bath remodel is the natural time to replace them.

Scope
What the work includes
Planning and estimating
We visit the property, measure, review what you want built and what the structure allows, and turn it into a written scope and estimate you can compare line by line.
Design and 3D rendering
For remodels we build a 3D rendering from the measurements, and our designer helps with selections, so the plan is settled before demolition rather than during it.
Permits and code compliance
We apply for permits in our own name, prepare the drawings the building department needs, and build to the Florida Building Code, which local departments enforce.
Trade scheduling and supervision
Framing, plumbing, electrical, HVAC, drywall, tile, cabinets and paint, scheduled in the right order and supervised so each trade leaves the job ready for the next one.
Plumbing under our own license
Because we also hold a Certified Plumbing Contractor license, drain moves, repiping within the scope and fixture work are done under our license rather than coordinated with an outside company.
Materials and ordering
We order the material, check deliveries against your selections before installation, and keep track of long-lead items such as cabinets, windows and custom glass.
Our process
How a general contractor in Sanford runs
The same five steps on every kitchen, bath and renovation. Online requests get a call back within 24 to 48 hours.
- 01
We visit you at home
We measure the space, note where plumbing, gas and electrical run today, and ask how you use the room. The design starts at this visit.
- 02
3D design rendering
Your measurements become a 3D model, so you see the layout, cabinet heights and finishes before anything is ordered or torn out.
- 03
Material selection
You choose cabinets, counters, tile and fixtures with our designer in the Kingspointe Pkwy showroom, against the final design.
- 04
Ordering and permits
We order material, check every item against your selections, and pull the permits the scope needs.
- 05
We build, then walk it with you
Our crew and licensed trades do the work and pass inspections. We finish with a walk-through, room by room.

"It is a pleasure to recommend Prime Construction / Kitchens for any of your home remodeling needs. Prime Construction helped me diagnose a problem with a wall in my garage related to a window leak. Prime Construction shared with me how I could address the issue myself and saved me the cost of a dispatch by their team. They were only concerned with helping me resolve my issue. I give my full recommendation to Prime Construction. Thank you"

FAQ
General Contractor in Sanford: questions
Do not see your question? Call us or send the estimate form and we will answer it on the phone.
Do I need historic approval to remodel a kitchen in downtown Sanford?
Usually not for interior work alone. Sanford's Certificate of Appropriateness covers exterior work, repairs and site work in the Residential, Downtown Commercial and Sanford Avenue historic districts. A kitchen that stays inside the existing walls normally needs only the regular building permit. If the project adds a window, changes an exterior door or bumps out a wall, we plan for the historic review before applying for the building permit.
Is my Sanford address permitted by the city or by Seminole County?
It depends on whether the parcel is inside city limits, not on the mailing address. The Seminole County Property Appraiser record shows a tax district: if it names the City of Sanford, the city's Building Division issues the permit; if it says County, the Seminole County Building Division does. We confirm this during the first visit and file with the right office.
What is required to be a contractor in Florida?
A state certified contractor in Florida must be licensed by the DBPR's Construction Industry Licensing Board. That generally means documented experience in the trade, passing the state exams on trade knowledge and business and finance, showing financial responsibility, carrying insurance and passing a background check. The license must be renewed and kept active. You can check any contractor's status at myfloridalicense.com.
How do I verify a general contractor's license in Florida?
Use the license search at myfloridalicense.com. Search by license number or business name, then confirm the license is current and active, the type covers your project (CGC, CBC or CRC) and the name matches the company on your contract. Our licenses are CGC1535686 (Certified General Contractor) and CFC1433952 (Certified Plumbing Contractor).
Should I pay a contractor 50% upfront?
We suggest not paying far ahead of the work. A fair payment schedule follows milestones you can see, such as material ordered, rough-in inspected, major installation complete and final walk-through. Our schedule is tied to project milestones and written into the contract before work begins. Be cautious of anyone who wants most of the price before starting or will not put the schedule in writing.
