Bathroom Remodeling in Sanford, FL
Designed in 3D, permitted with the right Seminole County or city office, and built by a licensed Florida general contractor that also holds its own plumbing license.

Bathroom remodel projects in Sanford
Sanford bathrooms fall into two groups. Historic homes near downtown often have one original bath, sometimes with a clawfoot tub or a small tiled stall, plus an add-on bath squeezed into a closet or porch decades later. Owners want a second full bath, a walk-in shower or a layout that finally makes sense. In the newer neighborhoods off Rinehart Road and the 417, the common job is replacing a fiberglass tub and builder vanity with a tiled shower and better storage.
What changes for a bathroom remodel in Sanford
Lake Monroe humidity is real, and an older Sanford bath with no exhaust fan or a fan that vents into the attic is a mold problem waiting to happen. We vent fans to the exterior, use a bonded waterproofing membrane behind tile and slope shower floors correctly. Because we hold a Florida plumbing contractor license, drain and supply changes are done under our own license and inspected through the City of Sanford or Seminole County, depending on the address.
Local details we plan around
- Raised wood floors in historic homes: plumbing moves are easier than on a slab, but we check subfloor, joists and old drain lines before setting tile or heavy stone.
- Exterior changes inside the Residential, Downtown Commercial or Sanford Avenue historic districts need a Certificate of Appropriateness from the city before work starts.
- City limits versus unincorporated Seminole County decides which building department reviews the job, and a Sanford mailing address does not settle it.
- Older homes may still have galvanized supply lines, cast iron drains or ungrounded circuits, and a permitted kitchen or bath remodel is the natural time to replace them.

Scope
What the work includes
In-home measure and design
We measure the room, check where the drain, supply lines, fan and electrical run today, and ask how the bathroom is used every morning before we draw anything.
3D design rendering
Your measurements become a 3D model of the new bathroom, so you can see the shower size, vanity, tile layout and niche placement before material is ordered.
Demolition and protection
We protect the path through your home, contain dust at the doorway, remove the old tub, tile and fixtures, and check the framing and slab underneath for water damage.
Plumbing under our own license
Drain relocations, new shower valves, rain heads, body sprays, double vanity rough-ins and toilet moves are handled under our Certified Plumbing Contractor license, not handed off to a stranger.
Waterproofing and tile
Showers get a bonded waterproofing membrane or a properly sloped pan liner, flood tested before tile. Then porcelain or ceramic tile on walls and floors, set flat with clean grout lines.
Vanities, tops and mirrors
Floating or freestanding vanities, including the European-style vanities and LED mirrors on display in our showroom, with quartz or porcelain tops and sinks sized to the room.

FAQ
Bathroom Remodeling in Sanford: questions
Do not see your question? Call us or send the estimate form and we will answer it on the phone.
Do I need historic approval to remodel a kitchen in downtown Sanford?
Usually not for interior work alone. Sanford's Certificate of Appropriateness covers exterior work, repairs and site work in the Residential, Downtown Commercial and Sanford Avenue historic districts. A kitchen that stays inside the existing walls normally needs only the regular building permit. If the project adds a window, changes an exterior door or bumps out a wall, we plan for the historic review before applying for the building permit.
Is my Sanford address permitted by the city or by Seminole County?
It depends on whether the parcel is inside city limits, not on the mailing address. The Seminole County Property Appraiser record shows a tax district: if it names the City of Sanford, the city's Building Division issues the permit; if it says County, the Seminole County Building Division does. We confirm this during the first visit and file with the right office.
What's the most expensive part of a bathroom renovation?
The shower is usually the most expensive part, because it combines demolition, waterproofing, tile labor, the valve and often custom glass. Moving plumbing comes next: relocating a toilet, shower drain or sink on a slab means cutting and patching concrete. Vanities, tile choice and the amount of tile on the walls also move the number. For typical ranges, see our bathroom remodel cost guide.
How much does a bathroom remodel cost in Orlando?
It depends on the room and the scope more than the square footage. A powder room refresh, a guest bath that keeps its layout and a primary bath that moves drains and adds a large shower are different projects. The main drivers are plumbing moves, shower size and glass, tile type and coverage, the vanity and permits. We give a written estimate after measuring at your home, and our bathroom cost guide explains typical ranges.
How long does a bathroom remodel take?
Most bathroom remodels take about 2 to 5 weeks on site once materials are in. A guest bath that keeps its layout is at the shorter end. A primary bath with slab plumbing moves, a large tiled shower and custom glass takes longer, because glass is measured only after the tile is finished. Design, selections, ordering and permits usually add a few weeks before demolition starts.
